Most banks lend up to 90% for a first property. Factor in stamp duty, legal fees (typically 0.5–1% of purchase price), valuation fees, and a 10% safety buffer for renovation and moving costs.

Step 2: Get pre-approved

Before you fall in love with a property, get a loan pre-approval letter. This confirms your budget, speeds up the purchase process, and strengthens your negotiating position.

Step 3: Choose location over price
